Recently, we aided one of our landlords in renting out 11 newly built self-contained flats in Warrington town centre. The project first began in 2021 when planning was submitted, we worked alongside the landlord to establish the best layouts, apartment sizes and spec to maximise the rental return. It was decided that 11x 1 bed, fully furnished apartments would be ideal.
We attended site every few months, this way we were able to advise on room layouts and ideal spec as the project progressed. 4 weeks before completion we began our marketing campaign.
We coined the phrase #BeBold, which was then used when posting any pictures of the apartments on social media. Within 3 days the hashtag was 1st on Instagram for property related posts in the North West. The landlord had requested professional tenants, in full time work, with no pets. No problem!
Within 3 weeks we had applications on every single apartment. Within 5 weeks everyone had moved in. Five of the apartments were rented to heath care professionals from Warrington Hospital, 3 of the apartments even paid 12 months upfront!
We believe the success of the development was down to a few key points;
Town Centre, 5 minute walk to Bank Quay train Station, 8 minute walk to Warrington Bus Station and 10 minute walk to Central Station.
From day one we worked alongside the landlord to establish the best layout for the apartments. In our opinion, spacious 1 bed apartments would work much better than smaller 2 beds. We also advised on positioning of tv sockets and heaters so we could position the furniture to maximize living space.
The landlord decided to fit a mid-range kitchen, with integrated appliances and a slim, square edge work top. Though the additional cost was minimal it really set off the final look of the kitchens. The bathrooms were tiled from floor to ceiling with chrome fixtures and extra large showers.
Due to the success of Bold Street The same landlord is now working on a similar development close by, we expect this to be ready Feb 2024.
