Renting a property? Here’s what you should know
- Set a realistic monthly budget – Calculate Council Tax, Energy Bills, Internet etc.
- What type of property do you need? – Number of bedrooms, Location
- Does the property need to be Furnished or Unfurnished?
- What date could you move?
Before you begin to organise viewings, ensure you ask yourself the following questions:
- How much will it cost PCM (per calendar month)
- When is the property available?
- Is it Furnished or Unfurnished?
- How much is the deposit?
- Are there any restrictions on the type of tenant?
- How long is the tenancy?
If you have answered the above questions, get on the phone and start booking viewings!
When calculating your affordability, there is a scale that is used to take into account your household income. If you are renting with another person your affordability will be halved.
Please see example below:
Rent PCM – £600
Rent X 30 = £18,000
Combined annual salary needed – £18,000 pcm
Below is a checklist of documents and details we would need to obtain from you to pass onto the referencing agency.
Photo ID: This can be a driving license or passport
Non-EU Residents: We will need to see a copy of your Visa
3 Years Previous address history
Previous Landlord / Letting Agency details (If applicable)
Employment Details / Reference contact
When you pay a deposit your agent or landlord must secure it within a government scheme, we use the DPS (Deposit Protection Scheme) Our agency ID is: 1630545. The reasoning behind the government scheme is to ensure you get all or part of your deposit back when you are entitled to it and any disputes will be easier to resolve.
