As a landlord, you’ll understand you’re the middleman between the tenant and their new home. You don’t only organise viewings but you also sort out all the legalities that come with renting and ensure repairs are completed to a high standard as and when necessary.

The key responsibilities of a landlord are to:

  • Keep the rented property safe at all times
  • Check and confirm the tenants’ right to rent a property
  • Make sure all electrical and gas equipment is installed and maintained to a safe standard

Here at EasyLet Residential, we offer a range of packages for landlords to make managing properties that little bit easier.

Check out our Let Only services if you require a letting agent to assist you on viewings, organise tenancies and conduct any relevant checks. This is the perfect option if you only have a small number of properties and like to have regular contact with your tenants – it’s also beneficial if you want to keep your outgoings to a minimum.

If you want to hand over complete control of your properties to a letting agent, our Full Management Package could be the solution for you. You’ll have access to one of our knowledgeable and experienced agents who will take care of everything – that’s right, we’ll look after grumpy tenants and even tedious repairs.

We pride ourselves on our competitive pricing and excellent value for money. If you want some more information on how we can help you, don’t hesitate to give us a call on 01925 633011 or email your questions to [email protected] and we’ll get back to you as soon as possible.

Frequently Asked Questions

How much rent should I charge?

As a landlord, it’s crucial that you charge the appropriate rent to ensure you find suitable tenants and get paid on time.

If your rates are too low for the area, and the type and size of the property, the chances are you won’t attract your ideal tenant. Similarly, if you charge too much, you may struggle to place tenants – meaning you’ll miss out on your monthly income.

The trick here is to find the sweet spot, and our letting agents in Warrington can help landlords do exactly that.

To start with, we’ll value your property and find out how other properties like yours are faring in the area. This will allow our experienced letting agents to tell you what kind of rent you can hope to expect, and also help you to fill your rental property faster.

To discuss your requirements with our Warrington-based letting agents, don’t hesitate to get in touch with us on 01925 633 011.

What will it cost me to let my property?

At Easylet, we offer two types of service for landlords: Let Only and Full-Management.

The price you’ll pay to let your property to tenants often varies, depending on how much support you require from our letting agents in Warrington.

For example, if you want someone to manage the property on your behalf (a full-management service), this will likely cost you between 7-14% of your monthly rental income. However, if you simply need us to help with your search for credible tenants, this will cost you significantly less.

It’s also important to note that accountants, solicitors, and mortgage brokers will all charge their own fees, which can add to the cost of renting your property.

How can I benefit from using a letting agent?

There are lots of reasons why landlords should seek advice from letting agents like the team at Easylet.

For starters, we will always work closely with you, and help you to find your dream tenants by accurately advertising your property. In addition to this, we will accompany all viewings, and ensure the relevant checks are carried out before drawing up the tenancy agreement.

With our fully-managed service, you can sit back and relax knowing that your let is in safe hands. We will create a professional distance between you and your tenants, and act as a third party to deal with any disputes and rent arrears, too.

What happens if a tenant damages my property?

As a landlord, you want to trust that your tenants will take good care of your rental, as though it was their own place.

If they damage your property, they will either have to pay to fix it themselves – on top of their monthly rent – or the repair costs will be deducted from their security deposit once their tenancy agreement has ended.

Reasonable wear and tear should be allowed. However, our Warrington letting agents always recommend arranging an inventory to document the exact condition that the property and its contents were in at the start of the tenancy.

On top of this, you should regularly inspect the property, making sure that tenants are keeping their side of the bargain and complying with the responsibilities outlined in the agreement.
