Finding a rental property in Warrington
First things first, find your perfect property. We like to make the process easy as our name suggests, so once you’ve chosen a property either call or email us to arrange a viewing. We understand you may work full time and struggle to view during the day, so we offer both evening, weekend and bank holiday viewings. One of our employees did a viewing on Easter Sunday last year!
Tenent Fees
As you may know on 01/06/2019, tenant fees were banned throughout the UK. Despite the ban, many agents still find a way to charge more than what’s necessary. Not here! When renting with us, you can be assured that there will be no reference or application fees for you to worry about.
Fast Track Move-In
Fast track move-ins are now also available! We understand there may be instances where you need to move fast, maybe you have been let down by another landlord, or your property may have been flooded or fire damaged. We offer fast track move-ins which can be done in as quick as three days.
Getting Started
However, before you get started, there are a few things you need to consider, and although some may sound obvious, they are often overlooked.
First, assess how long you want the tenancy for, you could ask for it to be anytime from 6 months plus, but this has to be agreed with the landlord. Crucially, consider what you can actually afford. 35% of your take-home pay is usually the most people can afford on rent, but this depends on your other outgoings.
When you’ve found a property you like, make sure to check the rules regarding pets, children and smoking, along with other issues such as keeping bikes and recycling. Also, make sure to check who is responsible for bills such as electricity, gas, water and council tax.
