When it comes to a rental property, it’s important to make sure it appeals to as many people as possible. 

With our many years in the industry, we know first-hand what those on the market are looking for. It should look good, function well and appeal to a wide audience, including independent renters and families.     

Here are our top three ways you can update your new rental property to guarantee a successful let. 

Keep it minimalistic

If you’ve done a lot of tenant viewings already, it’s likely you’ve been asked ‘can I hang a mirror on this wall?’ and ‘are we okay painting this room?’ But as a landlord, it’s likely you’ll want a blank slate to minimise work in between tenants – meaning no holes drilled or paint on the walls. 

When you’re updating the design of a new rental property, it’s a good idea to go with muted tones and simple patterns. 

Not everyone wants to move into a bright purple house with yellow kitchen cupboards – tenants will struggle to put their own stamp on the place and might not want to move into the house/flat at all. 

It’s common for tenants to feel out of place in a rented property, but by having a more stripped back feel, there’s room for them to personalise through soft furnishings and ornaments.

Having plain walls and spacious areas allows tenants to feel more at home as they can decorate it with their favourite things, without worrying about clashing tones and prints. 

Do all of the appliances work?

If you’re providing appliances, like washing machines and fridge-freezers, it’s important that they work before any tenants move in. 

This won’t only help out the people/person who’s moving in, but it’ll also limit the number of problems during their contract.  

If you have tired, old appliances, it’ll be your responsibility to sort them out if anything breaks – this takes a lot of time and money and can distract you from building your property portfolio. 

Keep your tenants in the loop 

If you don’t want your tenants to paint, drill or make a mark on any of the walls at your rental property, make sure they’re aware.  

Write it in the contract and tell them when they come for their first viewing. This way there are no nasty surprises at the end of the tenancy agreement for you or them. 

If it’s not initially specified, you’d have to redecorate again before the new tenant moves in, which can push back potential new lets.
